Deerbrooke in Leander, TX, is an exciting new neighborhood. It is tucked away but still only minutes from shopping, dining, and entertainment. Desirable amenities like an upscale health and fitness center, an infinity-edge pool, flex-use community center, and more are at your fingertips! For families with young children, this is the perfect location since it is zoned for new Leander ISD schools. 


Home prices start at $312,900, and sizes reach a maximum of almost 3,000 square feet. The community focuses on incorporating the outdoors into your lifestyle by providing a dog park and hike and bike trails. Health and fitness are a priority as well since they provide an upscale health and fitness center to keep you balanced. Deerbrooke homes are extremely close to Jim Plain Elementary, Danielson Middle School, Tom Glenn High School, Benbrook Ranch Park, Devine Lake Park, and restaurants and shopping like H-E-B, Kohl’s, and more. 

Tax Rate

A key unique component of this neighborhood is the tax rate. Living in this community means as a resident, you help pay part of the community Public Improvement District (PID) that is included in your taxes. At Deerbrooke, the tax rate for this neighborhood is 2.54%. The amount is typically the same for each resident, but the size of the lot for the home is a factor that can vary the amount. According to the Williamson Central Appraisal District website, a lot close to 60 x 120 has the amount of $1,531.19. This tax also means that while your home increases in value (yay for building equity!), your home value is still only taxed at the community rate so you’ll be paying the same amount. 

Phase II

Phase II has begun and is in the pre-selling phase. Meritage Homes, GFOHome, Gehan Homes, Perry Homes, Monticello Homes, Sitterle Homes, Century Communities are among the home builders building within Deerbrooke. Chesmar is a builder that has been added to the Phase II build-out, but they don’t have a website yet.
